Our House Build - Services and Easements

We initiated the purchase process on the 11/06/2014, paid a 5% deposit and had our conveyancer (South West Conveyancing) take care of the paperwork process.

At that point, titles were expected around June 2015. We were in no real hurry, as we did not have a deposit saved for construction;

Because our land is on the way (or a very slight detour) for me on my way to and from work, I was able to watch and often inspect the progress on the estate.

As a result of the sewerage runs, we have a 2m easement at the rear (east) of the block (the sewer main runs right on the boundary line, and all sewerage has a 4m easement here) and a 1m easement on the south (bottom).

The South easement was a bit of a surprise as we didn't factor in the 4m easement; and the main was well past the boundary. All it really means is we can't build our garage right to the boundary and that means there'll be room beside the garage to park a car/trailer or for some form of garden down the track.
